Honest Generator & Electrical Service in Kannapolis, NC

Many homes around downtown started out as Cannon Mills company housing, in a mill village that did not become a city until 1984. Across Kannapolis, we check what that wiring can actually carry before adding a standby generator, an EV charger or a new panel.

Next door to Concord, but on a different grid

The Kannapolis city limits run right up against Concord, yet the two cities get their power in different ways. Concord is a public power city that runs its own electric system. Kannapolis is not, and the city lists Duke Energy as its electric provider, so outage reports and restoration for your house go through Duke. The permit office is the same, though: Cabarrus County Construction Standards inspects electrical work in both cities. If you also own a rental or have family a few miles south, our page on generator and electrical service in Concord explains how things work on that side of the line.

What a mill town on a county line asks of your power

Kannapolis homes have a history most cities don't. A company built many of them, two counties share the map, and ice and trees have taken the lines down before.

  1. Houses built by one employer

Cannon Mills began in 1906, and the village around it grew into a large unincorporated community of company-built homes. When David Murdock bought the company in 1982, the Mill Village came with it, and he kept roughly 1,500 residential units after the mills were sold in 1986. Houses planned around one employer's idea of a home deserve a real look before they take on a generator or charger.

  2. Ice that brings trees down

The December 2005 ice storm left 328,000 North Carolina customers without power, and restoration took more than a week. Falling trees did much of the damage across the Piedmont. Multi-day outages like that one are the reason a standby generator exists.

  3. One contact, thousands dark

Before dawn on November 29, 2023, nearly 4,000 Duke Energy customers in Cabarrus County lost power when an object contacted lines just north of I-85, between Kannapolis Parkway and South Cannon Boulevard. Power came back around 5:15 a.m. With an automatic transfer switch, a furnace and sump pump keep running through a night like that.

  4. Two counties, one city

About 82 percent of Kannapolis lies in Cabarrus County and 18 percent in Rowan. Cabarrus County Construction Standards inspects work in both parts of the city, while Rowan County Building Inspections covers the Rowan side's extraterritorial area outside the limits. We confirm which office has your address before we file anything.

Questions from Kannapolis homeowners

If you are inside city limits, Cabarrus County Construction Standards handles the inspection, even on the Rowan side. If you are in the Rowan portion of the city's extraterritorial area, outside the limits, Rowan County Building Inspections in Salisbury does. We check your address, pull the right permit and book the inspection for generators, panels and chargers.

Duke Energy. The City of Kannapolis lists Duke as its electric provider, and Kannapolis is not one of North Carolina's public power cities the way Concord is. Outages are reported to Duke and restored by Duke crews. Until Duke's crews finish, a standby unit keeps your circuits live.

Usually, once we know what it is working with. The mill village grew from 1906 on, and many of these houses have been updated in pieces over the decades. We look at the service size, the panel and the grounding, run a load calculation, and tell you plainly whether the house needs a panel upgrade first.

Yes. We cover in-town neighborhoods like Royal Oaks and the Mill Village, plus unincorporated areas such as Fishertown and the Rowan County fringe toward China Grove and Landis. Our crews come from Gastonia, and someone picks up the phone at any hour.
